Why Hearth & Hollow
We started Hearth & Hollow in 2016 after a decade between us at larger property firms in Charlotte and Atlanta. Eleanor came up through leasing in Charlotte's Plaza Midwood; Caleb ran portfolio operations for a 400-unit firm in Atlanta's Virginia-Highland. We both moved our families to Asheville the same summer, met at a North Carolina REALTORS event, and decided to do something smaller and more careful — fifty homes, all hand-walked, all known to us building by building.

We'd been ghosted by two listing agents the same week before we found Hearth & Hollow. Their listing told us up front the credit minimum, the dog policy, and the actual pet fee. We qualified, applied on a Wednesday, signed the lease the following Monday. Two years in our Montford bungalow now and we couldn't be happier.
I own a 1920s foursquare in West Asheville that I inherited from my grandmother. Hearth & Hollow took it over after my last manager kept letting the gutters back up and damaging the soffits. They fixed three years of deferred maintenance in two months and the resident has now renewed twice. Reports come every month with photos — I see what's happening to the house.
Five years in the same Kenilworth craftsman. Hearth & Hollow took over from the original owner three years ago when he moved to Florida and the house has actually gotten better — they replaced the water heater before it failed, repointed the chimney, and the front porch is finally level again. We pull comparable closed leases within the same neighborhood and the same tier of construction — generally within a half-mile radius. The benchmark is written, with three to five comps, and we present a recommended figure with a brief positioning note. Owners decide the listed rent; we tell them honestly when a number will sit on market.
A flat seven percent of collected rent — typical for the Asheville market. No setup fee, no vendor markup — Reems Creek Plumbing, Foothills Electric, and Blue Ridge HVAC invoice through at cost. Leasing-only placement is a flat $1,200. Engagement is month-to-month, terminable on thirty days written notice on either side.
Average time on market in our portfolio is eighteen days from listing to signed lease. West Asheville and Montford one-bedrooms typically lease faster than that; Biltmore Forest homes occasionally take longer in winter when the relocation market slows.
A 640 credit minimum, gross monthly income at or above 2.5× rent, two years of rental history, and a clean seven-year eviction record. Co-signers welcome at 75× annual income. We use the same standards on every applicant; the rules are published on every listing.
We are in contact within 48 hours of a missed payment and document every step in writing. If a payment plan cannot be reached, we serve the NC 10-day notice and proceed through Buncombe County Magistrate Court. In nearly ten years of operation we have filed eviction in fewer than three percent of tenancies.
About eighty percent of our homes welcome pets within house rules; the actual fee, if any, is on each listing. Documented assistance and emotional-support animals are accommodated in every home per Fair Housing law, with no additional fee.
